So you have interviewed every agent in town, had them all over for tea, went golfing with some of them, received gifts and compliments, have been promised the entire earth by some and have had more reasonable offers by others and you have whittled your list of potential agents in line to sell your house down to 10. So what now? How do you make the final decision?
If you do find yourself in a crazy situation like this, maybe you would consider asking all the agents on your list of they would be prepared to go a little further than the rest. Ask them would they provide you with a Service Guarantee. Now as you choke from the dust as they all bolt for the hills, there may be one or two agents left.
A professional, in any profession, will stand behind their service or product. The ones that say “No Way” right off the bat are probably worth excluding. What you are asking the agent to provide is some form of agreement which allows you to back out of your agreement with them if you feel they are not acting in your best interest concerning the marketing or selling of your property.
Do think this is a get out of everything agreement. You can’t have the agent introduce to a potential purchaser and then tell the agent to take a hike because he has a cat named misty, however an agreement like this will allow you to express your concerns to the agent and allow them a reasonable amount of time to remedy these concerns. If at the end of the reasonable time frame, the agent has failed to address your concerns to a satisfactory level, then you will have the right to back out of the agreement and sell your property with someone else.
Chances are you will never have to enforce the agreement, especially with new regulation being introduced to regulate agents, it can be used as a decision tool when selecting the right agent to sell your property.
