
When the time has come to travel to open homes and view potential properties, resist the urge
to visit every
open home, every weekend. This can get tired very quickly and all the
properties merge into one.
If you do wish to visit many open homes, take a camera and take a few photos. Then make some
notes and put them with the agent's flyer when you get home. This will keep your thoughts about
each property clear in your head and you will have a reference for each property.
If you are
buying a home, it is essential you visit the house that you may consider buying, you need
to spend as much time in the property as possible to get a feel for it.
If on the other hand you are buying for investment, consider sending a
property manager and/or
a building inspector in your stead. This will allow you to gather all the facts about the
property, possible rents and actual problems the property has without the emotional attachment
that many buyers face once they have seen the property. If after your experts have examined
the property and everything seems acceptable, you can then visit the property and make the
final decision. An property invest should not be made on how much you love the colour of the
carpet or any other emotion.
