Only 50% of Marketing Works...Which Half?
Like any advertising or marketing, they estimate only half of it is effective. The problem is it is very hard to determine which half works and which half is a waste of money. Many agents will tell you to market your house effectively they will recommend you pursue 10 or more marketing activities. Statistics show however that only 5 to 6 of these activities achieve any result. So how do you narrow down which activities will work when selling your property?

Most professional agents will know an area well, they will be aware of what advertising and marketing practices are most effective in the area for the property. It would be worth while as a seller to ask an agent their thoughts on this before employing them to sell your house. The throw enough mud at the wall and some will stick attitude will bring in time waster and cost a whole lot more money in the long run. You and your agent have to be aware of your potential buyer and how best to get your message to them.

Many sellers do believe that they should have the broadest range of media available for their dollar. Many vendors like to see their own ad in papers and magazines and the picture of their house in office windows. Drop the pride people, it costs you money for all that stuff and if you are going to buy your own home well then fine, but chances are you want someone else to purchase your home and that means thinking about the best possible areas of advertising to your buyer.

Lazy agents have their routine as well, they have contacts in all the papers and magazines and will just advertise your home as they would any other property. Lazy agents fail to identify the potential buyers and advertise accordingly.

A good agent will have worked up potential buyers and the best approach to get the message to them. If you feel an agent has done this successfully then it would be wise to spend your money there, where it will generate real solid enquiries. Remember you are selling your home and not the agency, approve the adverts, ensure your house is visible and not just an ad for the agency, which you are paying for.

Remember it is your money you are spending here. If the agent cannot give you more detailed statistics than generalisations about the area then it maybe wise to interview a few more agents.
