So when it comes to selling property we try our best, well at least most of us do, to ensure that there is nothing in the property that may put off the potential home buyer.

We must first think of the types of things that might put the buyer off the property. Could it be the bees who have retired permanently to your window sill, or maybe the dead rat that has taken residence in your loft space? Maybe it is the stale bread in the cupboards or the dog poo in the back yard? Whatever the cause we have to be careful of not putting potential property buyer off a property by overlooking the simplest of clean up jobs.

A recent survey carried out in the USA by NAEBA (The National Association of Exclusive Buyer Agents) asked people what they found most irritating when looking at an open home. The results may be not what you expect.

1. Locks on doors which are broken or inoperable and thus prevent one accessing the property.

2. Doggie and cat poo in the grass or yard of the property.

3. Broken or missing light fittings including bulbs.

4. Being asked to remove ones footwear and then finding that the floor in the property is filthy or wet.

5. Stairs which are not fixed properly or are loose and missing banisters.

There is a lesson to be learned here and that is look for the obvious things that may put buyers off your property, New Zealand Property Buyers may be more reasonable than Americans but the same rules apply. You want the easiest, efficient sale you can and the last thing you need is a buyer complaining about the amount of bugs in your gutters.
